Ray Seaman, eXp Realty

I grew up in rural Marion County, Florida after my family moved there when I was ten years-old. As a teenager, I spent a lot of time with the Boy Scouts, eventually earning the rank of Eagle Scout. It was there I was able to experience the natural heritage we’re so privileged to enjoy here in the Sunshine State. Each month we would go camping in a different place in central Florida – Silver River State Park, the Ocala National Forest, and Anastasia Island to name a few. My interest in Florida’s land has its roots in these formative experiences.

I graduated from the University of Florida in 2009 and later earned a Masters in Public Administration at Florida State University in 2018. At FSU, I met my amazing wife Sara and we’ve stayed here in Tallahassee – enough of a city without being too far from what makes Florida special. Throughout this time, I worked for advocacy group Progress Florida as their digital director, spending nearly 14 years there – doing everything from websites to email marketing to digital advertising and everything in-between. My extensive experience in digital marketing prepared me well for the world of real estate, land in particular being some of the more difficult kind of real estate to sell (and sometimes to buy, too!)

My career in real estate started out as an investor, inspired by a random conversation with a real estate agent. I bought a fourplex/quad and “house hacked” – my wife and I lived in one unit and rented out the other three. Thanks to having a good property management company on board, it was overall a wonderful experience. I essentially earned another degree – this one in rental property, tenants, contractors, and management.

It wasn’t long after buying the fourplex that I discovered the under-appreciated and rather neglected world of vacant land. I learned the ropes through several years of investing in multiple states – buying from landowners who wanted or needed a quick cash sale – resolving issues like probate, back taxes, trashed/overgrown properties, and other issues if there were any – and then reselling for a profit. This is something I still do through my business, the All Acres Land Company.

I ended up getting my real estate license here in Florida because I also wanted to help landowners who weren’t in a rush to sell, didn’t really have any problems with their property, and wanted to get full market value for their land. As an investor, I found most real estate agents didn’t specialize in land, had limited knowledge about land, and didn’t know how to market land outside of listing it on the MLS and hoping for a buyer to come along. Most agents are house people, and while there’s nothing wrong with that, I knew that landowners as a group were largely underserved.

Ultimately, my vision is to build a truly full-service land business for both Florida landowners and buyers alike. Whether you’re a landowner looking to sell, a buyer looking for a homesite or rural acreage, a developer, business owner, or investor, I want to provide you with the guidance and tools you need to make good decisions with Florida land. Regardless of where you are in your land journey, if I can be of service to you, reach out any time. I look forward to working with you soon.
